Thermostat
– Do not run the fan in the ‘On’ position
- This could bring unwanted, unconditioned, and humid, air into your home
- The fan should be in the ‘Auto’ position
– Digital, programmable, thermostat is recommended
- Quality thermostats read and measure temperature and humidity more accurately
– Temperature set point should be no more than 20 degrees less than the outdoor temperature
- Per current building code, HVAC systems are designed to cool your home to 75 degrees on a 95-degree afternoon
Filter
– Your HVAC system is not designed to filter the air in your home. The filter is designed to protect your air conditioner from the pollutants in your air.
– Filters should be replaced in a regular, timely, manner
- Filters may be located in the ceiling of a house but it is recommended that they be installed as close to the furnace as possible
– A 12-month, 4-inch, MERV 11 filter is recommended
- Most 1-inch filters only capture up to 50% of the particulates in the air while a MERV 11 filter has the potential to capture up to 95% of those particulates
Preventative Maintenance
– 1 cup of distilled white vinegar in drain line clean out port every 3 months
– Bushes and plants should be at least 24 inches away from the Condensing unit outside
- Objects too close to the condenser can inhibit airflow and heat transfer
– Prevent the dryer from venting on the outdoor Condensing unit
- Clogging the coil with lint will drop efficacy and energy efficiency
A licensed HVAC contractor should conduct at least one preventative maintenance per year, recommended to have two visits.
